Terms of Service

These terms of service apply to stays booked at Arctic Log Cabins. Please read them before you book.

1. Introduction

These terms are the basis of your contract with Arctic Cottages Saariselkä Oy (Arctic Log Cabins, Business ID 3407926-3), part of the Finnish Aikamatkat group. In these terms, “you” means the person who makes the booking, and “we” and “us” mean Arctic Log Cabins. By booking, you confirm that you are authorised to make the booking on your own behalf and on behalf of everyone in your party, and that they also follow these terms.

The booking is confirmed when we send the booking confirmation to the email address you gave us.

2. Prices

  • All prices are in euros and include VAT.
  • The price shown in your booking confirmation is guaranteed and will not be raised afterwards. Obvious pricing errors are an exception.
  • Extra services are charged as shown at booking or in the house rules, for example pets (€25 per pet) and early check-in or late check-out (€20).

3. Payment

Payment is taken as shown in the booking system when you book. The booking system shows the amount to pay and the payment schedule before you confirm the booking.

4. Cancellations and changes by you

  • Cancellations follow our cancellation policy. The binding cancellation terms for your booking are shown on the booking page before you confirm it. For Metsäkoti B and The Wilderness Cottage, the terms are in their booking form.
  • If you do not arrive (no-show), the full price of the reservation is charged and is not refunded.
  • Please send cancellations and change requests in writing to [email protected]. We will try to accommodate changes, but cannot guarantee them.

5. Cancellations and changes by us

  • If we must cancel your booking, for example because the cottage cannot be used, we will tell you as soon as possible and offer you a comparable cottage or a full refund.
  • We are not liable for cancellations or changes caused by circumstances beyond our control (force majeure), such as extreme weather, natural disasters, fire, power or water outages caused by others, strikes or official orders.

6. Check-in and check-out

  • Check-in is from 16:00 and check-out is before 11:00.
  • The keys are in a lock-box next to the cottage door. You receive the access code by email or SMS 24 hours before arrival.
  • Please request early check-in or late check-out at least 24 hours before your arrival. A €20 fee applies.

7. Use of the cottage

  • Our house rules are part of these terms.
  • The cottage may be used by the number of guests stated in the booking.
  • Quiet hours are from 23:00 to 07:00.
  • Smoking indoors is strictly prohibited. A €200 penalty applies.
  • Parties and events are not allowed.
  • Pets are welcome on request only: at most three pets per cottage, €25 per pet.
  • Please follow the departure checklist in the house rules before you leave.

8. Damage

Please treat the cottage and its furniture with care and report any damage or fault immediately on +358 16 4691413 or [email protected]. You are responsible for damage caused by you, your party or your pets, beyond normal wear and tear, and we will charge the repair or replacement costs.

9. Safety

  • Adults are responsible for supervising the children in their party. The ladder to the loft is steep.
  • Use the sauna, fireplace, stoves and the wood-heated tub according to the instructions in the cottage.
  • The Wilderness Cottage is an off-grid cottage for nature lovers and experienced hikers. Please prepare for remote conditions.
  • Paths and yards can be very slippery in winter, especially at temperatures around zero degrees Celsius.

10. Liability and insurance

We are not liable for loss of or damage to your belongings, or for personal injury, unless it is caused by our negligence. We are not liable for interruptions caused by weather, road conditions or other circumstances beyond our control. We recommend that you take out travel insurance that covers cancellation.

11. Ending a stay

We may end a stay without a refund if a guest seriously breaks the house rules, or endangers other people, animals or property.

12. Complaints

If something is wrong during your stay, please tell us immediately so that we can fix it. Send written complaints to [email protected]; we answer them within six weeks. If we cannot agree, a consumer can contact the Finnish Consumer Advisory Services and take the dispute to the Consumer Disputes Board (kuluttajariita.fi).

13. Applicable law

These terms are governed by Finnish law. Disputes are settled in Finnish courts. This does not limit the rights consumers have under mandatory consumer protection law.

14. Changes to these terms

We may update these terms. The terms in force at the time of booking apply to your booking.
